The developer is Peninsula Hill Limited – a family-owned entity. The Mee family have been farming this land since the 1960s.

Sections in Stage 3 range between 1298 sqm and 1998 sqm

Titles are estimated to be issued for Stage 3 sections circa November 2026. Settlement will be 10 working days following the issue of titles.

A 10% deposit is payable on satisfaction of any purchaser due diligence conditions and the balance of the purchase price will be payable on settlement when titles are issued.

All properties at Peninsula Hill will be freehold (fee simple) titles. Owners are responsible for 100% of the costs associated with their own property. The balance of open space land and the commercial area is, or will be, owned by the Developer. The common land and infrastructure (private roads, grass verges, infrastructure and parts of expansive grounds) is, or will be, owned by the Peninsula Hill Residents and Owners Association Incorporated (the Society).

The majority of sites at Peninsula Hill will have an identified formed building platform which will be certified by a geotechnical engineer. A site-wide geotechnical report for Peninsula Hill is also available.

Each property at Peninsula Hill will have fully integrated services provided to the boundary of the property or within the private access to the sections. This will include connection to Queenstown Lakes District Council reticulated services (water, wastewater, stormwater), electricity and fibre optic communications.

A Design Review Board has been established as a sub-committee of the Society. Design Guidelines apply to all properties at Peninsula Hill. The guidelines are designed to ensure a consistent high-quality level of amenity over the development, maintaining the value and quality of the neighbourhood. This will be achieved by way of both landscape and architectural controls, with opportunity for individual creativity still in place. One of the principal goals of the guidelines is to ensure that the wider lake and mountain views of all lot owners will be maintained by way of floor level and height controls on each lot and the development levels have been designed to achieve this.

All owners will be required to obtain Design Review Board approval of their plans, including landscaping plans, before commencing construction. The Design Review Board approval will also be required for any alternations to a dwelling, including alterations to landscaping. Owners of land in Peninsula Hill will be responsible for paying local QLDC and Otago Regional Council rates.

All properties can only be used for residential purposes however visitor accommodation will be allowed.

Yes. Wood burners are allowed but subject to QLDC rules and Design Control Guidelines.

Yes. There are no restrictions on the number of sections you can purchase.

Yes. You can sell your section at Peninsula Hill without building a dwelling on the section. However, you cannot sell your section, or market or advertise it for sale, within 12 months of title being issued without the consent of the Developer.
